How much does Roof cost?

Roof is totally free to use with your roommates. No hidden stuff or extra purchases for premium features.

Do I need to be a renter to use Roof?

Not at all! In fact, Roof began as a tool just for roommates. You can use Roof for everything—splitting expenses, sharing shopping lists, setting reminders and tracking tasks around the house. And you and your roommates can still link your Roof to your landlord anytime you might need to in the future.

What if I don't have a smartphone?

Check it out—you can use all the Roof features through the web app from any web browser. Plus, you can turn on SMS notifications if you'd like to get text alerts on your phone.

What do I name my Roof?

Your Roof is the space you share with your roommates—call it whatever you think reflects your home! Your landlord won't see it, so go crazy.

How do I pay rent with Roof if my landlord doesn't use it?

Your landlord will need to sign up with Roof before you can use the app to pay rent. Make their day by referring your landlord to Roof through the app! Unlike roommates and tenants, we do charge your landlord (a tiny amount) to collect rent through Roof, but landlords who sign up with referrals will get a discounted price.

What can I use reminders for?

Reminders are great for keeping track of things that you and your roommates do routinely, and might want to split the work on. Trash day is Thursday and you don't want to forget? Trying to keep plants watered and the bathroom cleaned, and you want to take turns doing it? Make reminders for them!

Can I send money to my roommates through Roof?

Roof doesn't support sending money to roommates right now, but by logging all your shared expenses you can keep track of what everyone owes each other. Think of it like a running tab.

How much money can I send to my landlord?

You can only use Roof to pay rent if your landlord also uses Roof. There are no limits to the number of transactions you can do each day, each week or each month, but there is a $5,000 per transaction limit. If you need to send more, simply initiate multiple payments.

What is Roof?

Roof is an app for landlords and their tenants that makes renting more pleasant for everyone. As a landlord you can collect rent online and easily manage all your bookkeeping and accounting, communicate with your tenants through the app, and even keep up with requests for repairs and maintenance. Your tenants can use Roof with their roommates to pay rent, split household expenses, share shopping lists and chores, and much more.

How much does Roof cost?

We set out to make it as cost effective as possible while providing a product with superior customer service. Roof costs $2 a transaction, and you have the option of paying it yourself or instead having your tenants pay it along with their rent payments. You can even choose to have some tenants pay the fee, while covering it yourself for others. Put even more simply, you can pay as much or as little as you like. You can also use Roof for general accounting and to keep your portfolio organized without ever inviting a tenant, in which case it's totally free since no actual transactions will be made. There are no hidden fees or extra features behind paywalls, we prefer things clean and simple.

How much work is it to get started?

We're determined to make it as easy as possible to begin renting your properties with Roof. We've designed the process of adding your properties, creating leases, and inviting your tenants by either email or phone to be quick and straightforward. Of course, we are standing by to answer questions and help out however possible.

Can I manually edit or enter rent/charges?

Of course. You can do that and much more. In fact we think you'll love the whole app—it’s built with smaller owner operators in mind and it packs a big punch.

How does communication/service requests work?

We believe clear communication is the foundation for the most fruitful landlord-tenant relationships, so we built Roof with communication as a key feature. Roof lets you message your tenants about anything in a way that's familiar, but that also fits into the same app you use for accounting. By putting messages with your tenants next to your bookkeeping and maintenance requests, Roof saves you time and makes staying organized easier.

Are there separate apps for roommates and landlords?

Nope! In an effort to keep things as simple as possible for everyone, there's only one app. Once you download it or begin using Roof on the web, you can make an account as a landlord, as a roommate, or as a tenant. You can even be more than one, and you'll still only ever need one login account.

Is it safe and secure to use?

Yes. We use industry leading banking technology to onboard your bank accounts and initiate transactions. These are the same services that back applications you may already use, such as Venmo, Robinhood, and Stripe. Roof also never stores or reuses sensitive personal information.

Can I be a landlord if I own a home and live in it with roommates?

Yes! In fact, you can benefit from both the roommate AND the landlord features of Roof.

What do I name my landlord account?

Your landlord account's name is the name your tenants see when they interact with you. If you run a property management company with a sweet brand, that may be the best name to use. If you're an owner-operator, maybe it's time to make up something catchy to call your investment project... or just use your first and last name!

Is Roof made for small owner-operators or big management firms?

Roof is made for any landlord who gives a damn about their tenants and wants an intuitive set of tools to solve problems. The majority of the landlords who use Roof are smaller (1-5 homes), although we have several landlords with 50+ homes whom we work with closely. Roof's focus is on smaller owner-operators, although larger landlords are more than welcome to join the community as well!

I work with other people to manage my properties. Can I invite team members to my landlord account?

Yes! You'll all be able to respond to service requests and check on the status of rent payments.

Is there a transaction amount limit?

There are no limits to the number of transactions your tenants can do each day, each week or each month, but there is a $5,000 per transaction limit. If you need to invoice your tenant for more than this amount, they will simply need to initiate multiple payments towards that invoice.

How does Roof move rent payments from payer to receiver?

We use ACH bank transfers to move money. After creating your account, you'll need to connect your bank account to Roof in order to begin collecting rent automatically. You can also use Roof without ever connecting a bank if you simply want to log payments received from your tenants through some other means.

How long does it take for a rent payment to process?

The total processing time is 2-4 business days. When a tenant's payment is initiated, Roof connects to their bank and makes sure that the specified transfer amount is available and that all security checks pass. If everything checks out, we'll move forward with moving the money to your account. Roof never holds your money, it is always passed directly from your tenants to you.
