Your landlord will need to sign up with Roof before you can use the app to pay rent. Make their day by referring your landlord to Roof through the app! Unlike roommates and tenants, we do charge your landlord (a tiny amount) to collect rent through Roof, but landlords who sign up with referrals will get a discounted price.

Nope, there are no hidden fees. We charge $2 a tenant per month, even if it takes the tenant 3 separate payments to cover rent that month. We actually do use the $2 per-tenant to cover transaction, banking, and security costs on our end, but we decided to make it a bit simpler for you. If you’re a landlord who wants to tack on an extra $2 a month to your tenant's rent as a “transaction cost”, that's up to you and could be totally appropriate. We doubt they’ll mind after having used Roof once or twice for payments and maintenance.

Yes. We use industry leading banking technology to onboard your bank accounts and initiate transactions. These are the same services that back applications you may already use, such as Venmo, Robinhood, and Stripe. Roof also never stores or reuses sensitive personal information.

The majority of the landlords who use Roof are smaller (1-5 homes), although we have several landlords with 50+ homes whom we work with closely. Roof's focus is on smaller owner-operators, although larger landlords are more than welcome to join the community as well!
